Dan Gilbert’s real estate company announced on Wednesday that their new skyscraper, located on the Hudson’s site in downtown Detroit, will include an ultraluxury EDITION Hotel. Additionally, there will be 97 residential condos with a similar high-end branding.
The EDITION Hotel, which is owned by Marriott, has been anticipated to open in a new 45-floor skyscraper for some time. However, these plans were only officially confirmed on Wednesday.
The condominiums, which will be located above the hotel floors of the skyscraper, will be called The Residences at The Detroit EDITION. The residences are expected to be ready for occupancy in 2027, according to the announcement. The interiors of the residences will be designed by the well-known design studio Yabu Pushelberg.
The announcement did not provide specific prices for the one- to four-bedroom condos. However, the Residences at the Detroit EDITION marketing website displays five general price ranges.
- $550,000 to $750,000
- $750,000 to $999,999
- $1 million to $2 million
- $2 million to $3 million
- $3 million and beyond
The condos will have a sales office opening soon at 1225 Woodward. You can visit the office by appointment only. The EDITION Hotel brand was created by Marriott and Ian Schrager, a hotelier who co-founded the famous New York nightclub Studio 54. EDITION Hotels can be found in 19 cities, including popular global destinations like London, Tokyo, Rome, and Miami Beach.
The Free Press reported in 2021 that there might be an EDITION Hotel in the Hudson’s site development. The EDITION Hotel website previously mentioned a Detroit location that was expected to open in 2025, but that information was later removed.

The exact date when the EDITION Hotel is expected to open is not known at the moment. The city building permits indicate that the hotel will have a total of 210 rooms.
“Hudson’s Detroit represents excellence, style, and determination, so it’s fitting that it will house famous and iconic global brands,” said Dan Gilbert, founder of the Bedrock real estate firm, in a statement.
“EDITION is excited to enter the Detroit market and introduce its first property in the Midwest. This shows how attractive our city is right now,” Gilbert said. “Hudson’s will help bring more visitors, residents, and businesses to the city. We invite everyone to enjoy all the things that Detroiters love, such as amenities, entertainment, shopping, hospitality, and dining.”
The Hudson’s site development is a project worth $1.4 billion. It consists of two buildings located next to each other: a 12-story “office block” and a 45-floor skyscraper. The development started in December 2017 and the skyscraper, which is still being built, reached its highest point last week at around 685 feet. This makes it the second tallest building in Detroit.
General Motors recently announced that it will be leasing two office floors in a new office building. They will become the main tenant of the building starting in 2025, when they move out of the Renaissance Center. Douglas Elliman, a real estate brokerage, will be the only company responsible for selling and promoting The Residences at The Detroit EDITION.
The news release stated that people living in the EDITION-branded condos will have access to a high quality of living that is currently not available in Detroit. They will also have access to various amenities such as a fitness center, pool, outdoor terrace, and housekeeping services.
