Legacy, CD Group Propose 309-unit Resi Complex Near Florida City

Legacy Residential Group and CD Group plan to build a 309-unit workforce townhouse complex near Florida City. The developers are suggesting Legacy Villas at Palm Drive on a 50.5-acre site located on the southeast corner of Southwest 344th Street and Southwest 199th Avenue in unincorporated Miami-Dade County, as per an application submitted to the county towards the end of last month.

Legacy Residential and CD have requested Miami-Dade officials to adjust prior project approvals for 309 apartments in order to convert them into townhouses. According to records, the developers acquired the website for $6.3 million in 2021 through an affiliate.

Most of the Legacy Villas townhouses are designated for households with varying income levels, as outlined in the application. Out of the 10 percent of units, half will be designated for households with incomes up to 110 percent of the AMI. Miami-Dade’s Area Median Income is currently $74,700 per year, but it is anticipated to be revised this spring.

This project is not Legacy and CD’s initial venture in south Miami-Dade. It was proposed last year by Miami-based firms and Miami Lakes-based Fenix Contractors to build a 630-unit multifamily complex consisting of 14 buildings in the Princeton neighborhood. Tom Cabrerizo is the founder of Legacy. Mauricio Cayon leads CD.

South Miami-Dade, which includes Florida City and Homestead, along with the Princeton, Naranja, Leisure City, and Goulds neighborhoods, provides ample land at lower prices than the city center. Developers have taken advantage of the opportunity by acquiring sites and submitting project proposals.

Lennar plans to construct a development consisting of 105 single-family homes located between Southwest 272nd and Southwest 276th streets, to the east of Southwest 159th Avenue. Coral Rock Development Group is planning to build the 342-unit mixed-income Card Sound Key Apartments at the intersection of Krome Avenue and South Dixie Highway in Florida City.
