In a recent decision that impacts the future landscape of St. Johns County, local authorities have put the brakes on a sizeable housing development. The St. Johns County Board of County Commissioners (BOCC) convened last Tuesday, to loudly reject a proposed project that would have seen the construction of 3,332 residential units. During a Public Hearing at their Regular Meeting, the commissioners decided unanimously against the project presented by the Robinson Improvement Company (RIC).
RIC had proposed a Planned Unit Development (PUD), seeking to change more than 2,600 acres from Open Rural to PUD. This change was integral to their plans to erect the residential dwelling units placed along County Road 214, bordered by County Road 208, Interstate 95, and County Road 13A North. Chair Sarah Arnold spearheaded the motion to ultimately deny RIC’s requests, pinpointing transportation issues as a paramount concern. Arnold was quoted stating on the

website, “First and foremost” the deficiency on State Road 16 needed addressing, and emphasized that road expansion was a necessary priority before even beginning to consider future developments in that area.
The rigorous review of the proposed development’s traffic models especially highlighted the potential impact on State Road 16.
