The development has faced opposition, with 98 letters sent to Maricopa County expressing concerns about its impact on local traffic, pollution, and quality of life, according to

. Despite this, the project is expected to create thousands of jobs and generate $245 million in annual tax revenue. The county’s planning and zoning commission will vote on Thursday to recommend approval or denial of a comprehensive plan amendment for 839 acres of the project area.

The project’s progress depends on resolving a zoning issue. BNSF spokespersons explained that the proposed CPA before the planning and zoning commission would correct an error made in 2023, which excluded part of the site from Maricopa County’s industrial land use area. BNSF is working with Gammage & Burnham PLC on the rezoning applications with the county.

A traffic impact study by CivTech Inc. predicts significant growth at the Logistics Park Phoenix site, with daily trips increasing from 2,734 in 2028 to 22,749 by 2038. Initially, 5% of truck traffic will stay on-site, rising to 70% by the project’s completion. If approved by Maricopa County’s Board of Supervisors after the planning commission vote, construction could begin in 2025, with operations starting in 2028.
