In the realm of lowest rankings, Hutchins outperformed the competition by scoring in the bottom 15% in three key categories. The income situation in the Garland area is quite poor, and to add to the challenge, the city ranks second lowest in terms of home values.

2. Seagoville

  • Population: 18,263
  • Median Income: $59,950 (8th lowest)
  • Unemployment Rate: 7.3% (7th highest)
  • Median Home Value: $162,800 (9th lowest)

The distance to Garland from this city is 18.4 miles. Income levels in this area rank 8th lowest in the metro region, with families earning around $59,950 annually, which may not stretch very far, even on a tight budget. On a positive note, there are numerous fast food restaurants nearby.

3. Balch Springs

  • Median Income: $55,817 (4th lowest)
  • Unemployment Rate: 8.7% (2nd highest)

Heading back up the highway to the third least desirable suburb in Garland. You may have been anticipating Balch Springs to be included in this list. Although the cost of living is affordable, your choices for entertainment and work are restricted. And that is putting it mildly.

When it comes to numbers, the insurance ranking is in the bottom 15%, and the adult high school dropout rate is lower than in other Garland suburbs.

  • Median Income: $58,187 (6th lowest)
  • Unemployment Rate: 3.1% (53rd highest)

Living in Wilmer often means facing financial challenges each month. It is the 6th lowest suburb in Garland in terms of median household incomes.
